CHALLENGE:
Create a distinct housing product to differentiate the multifamily option in the market with the intentional integration of sustainable features.

HIGHLIGHTS:

  • A sustainable mindset began with the overall community site plan. The buildings were strategically placed and oriented within the existing site topography to minimize the impact of excessive grading.
  • The spacing between buildings and the varying two and three-story structure heights was intentional to maximize natural light while creating inviting courtyards.
  • Furthermore, the longer building elevations face south to optimize the solar panel locations for ideal collection conditions.
  • The community includes one-, two-, and three-bedroom units and two-story townhomes with a mix of floor plans suitable to families, young professionals and active adults.
  • A strong gable form punctuates the end condition of the three-story buildings and perfectly suits a grand three-bedroom unit. To bring down the scale, the elevation peels away to create a large rooftop deck amenity.
  • The townhomes include ground-level entries and corridor access. These units provide a home-like experience with the main living space at the ground level and bedrooms and laundry located upstairs. Spacious kitchens feature a hidden pantry behind the stairs.
  • In addition to a uniquely designed clubhouse, the team thoughtfully integrated a renewable timber structure playground and splash pad with playful water towers and boulder water steps—a family-friendly amenity that supports community connectivity and healthy play.
  • The architecture offers a strong stone base and contemporary board and batten farmhouse aesthetic with wooden gable brackets.
  • Spacious balconies, large windows, and tall patio doors maximize daylighting and direct outdoor connections.
