CHALLENGE:
A long-term client called upon The AG Team to engage in a master planning exercise to reinvigorate an underutilized former big box and strip mall development. Multiple iterations were needed to develop a marketable concept that balanced the community’s desires with the developer’s needs.
HIGHLIGHTS:
- The exploration of potential solutions resulted in an approved plan that integrates a refreshed retail and restaurant environment with a multifamily development. It includes a variety of housing types and a senior living community with an urban feel.
- The mixed use environment is unified with a pocket park that features public art and a prominent “Crystal Lake” monument sign.
- The solution creates a distinct sense of place—a unique amenity for the multifamily development and a destination space for area visitors.
- An active streetscape with landscaping, bike lanes and recreational paths, creates a direct connection from Northwest Highway to the Three Oaks Recreation Area.
- The mixed use redevelopment is anchored with a multifamily development consisting of 272 units including, walk-up units, townhomes and typical corridor-style residences.
- A centralized clubhouse provides socialization spaces, such as a community room, movie room and fitness area.
- A covered pergola with outdoor television, fire pit and grill stations overlooks the pool and bocce courts to create a vibrant entertainment area for residents.
- The team explored density options for the senior living development beyond typical low to mid-rise solutions.
- The placement of a commons area follows the natural curvature of the site shape and allows for an active communal area to be visible to the greater development.
- The mixed use nature of the development can be experienced through the welcoming amenities of the commons area. Restaurants, gathering spaces and fitness programs are integrated into the retail components of the site.
