A collaborative strategic and master planning effort leverages legacy and positions a historic 140-year-old campus for continued success in the 21st Century
CHALLENGE:
Successfully serving seniors in the Milwaukee area for decades requires a willingness to adapt and change. Eastcastle Place (ECP) maintained a pulse on the competition and understood how the evolving needs and expectations of Baby Boomers and their children were driving market demand. The team, guided by LCS Development, identified key factors to reinvigorate the campus and remain competitive in the market.
SOLUTION:
- AG has supported the evolution of this historic senior living campus since 1988.
- The 2022 – 2023 multi-phased renovations prioritized the addition of unique entry-fee independent living units and updates to amenity spaces to elevate resident life.
- The project began with the 7-month relocation and consolidation of healthcare services.
- The AL and MS units located in the southernmost building, Watertower, were relocated to Bradford Terrace on the site’s western edge.
- The first and second floors of Bradford Terrace were remodeled while the third, fourth, and fifth floors were occupied. These floors became home to the AL residents.
- The third floor underwent a redesign to be a secure MS neighborhood.
- This consolidation was an important step in the master planning process, freeing the space needed in Watertower for the new IL units while preparing for the future development of a new healthcare building.
- The team then tackled the 8-month reconfiguration of Watertower to include 30 independent living residences with 17 two-bedroom apartments, 13 one-bedroom apartments, and a total of nine different floor plans.
- Spatial challenges were tackled head-on and adapted to become unique unit design features.
- The team worked through structural limitations, added support where needed, updated the mechanical systems, and reworked plumbing.
- The reconfiguration also included the addition of enticing amenities on each floor and significant updates to the central commons.
- In addition to a refreshed reception and lobby area, the commons remodeling included a new pub and grab-and-go bistro and a renovated fitness center to support resident choice and wellness.
- The overall design was heavily influenced by input from community leadership, staff, and resident focus groups in order to maintain the community’s distinct brand.
- The “Today’s Traditional” concept was developed to balance the rich legacy with a modern sensibility in order to stay true to the history and culture of ECP while competing with the contemporary designs of local competitors.
- The interior features a warm and sophisticated palette of color, textures, and patterns with Art Deco-inspired details and modern applications to create branded destinations.
- The result is a reinvigorated campus that sets a higher standard for elegance, comfort, and beauty, an enviable and sought-after senior living option in the Milwaukee area.
