CHALLENGE:

Integrating the new living components and desired amenities within a fully developed site in a way that supports connectivity and a refreshed community experience for all.

HIGHLIGHTS:

  • AG worked with the team to integrate new residential units and additional amenities to enhance the existing character of the community and overall resident experience. This was accomplished by adopting strategies from walkable urban environments.
  • The thoughtful remodeling and integration of new components support unity and eliminate a new vs. old mentality among new and existing residents.
  • A new centrally located 12,000-sq. ft. commons building, called Main Street, was introduced as an arterial creating a visual and physical connection between the amenity-focused destinations on campus.
  • Main Street provides a centrally located dining hub for the entire campus, including a marketplace, bar and restaurant-style venue. These new dining experiences offer dramatic views overlooking the adjacent pond and frame views between the new independent living development and existing commons areas.
  • The Main Street dining hub includes a centralized kitchen that consolidates functions to provide efficiencies for servicing multiple venues.
  • The multiple venues also support industry-wide staffing challenges. This model allows operations to flex depending on staff availability and resident demand while maintaining a high level of service.
  • Windward Commons was reprogrammed and expanded to be a destination for wellness and education, including a performing arts center; state-of-the-art fitness area with multiple fitness classrooms, studio space and a large equipment area; an aquatic center with an activity pool, hot tub and resistance pool; and space allotted for art and continuing education.
  • The remodeled Coleman Center continues to be the hub of campus support. It features administrative offices, resident resources and a well-established dining area. A focal stair and reorganized floor plan provide better space utilization for enhanced entertainment and activity areas and leverage the lakeside experience. From book club and happy hour to casual dining, residents enjoy amenities such as a modern library and lakeside bar.
  • The design of the new independent living apartments, called Beacon Pointe, was stepped from three stories at the corners to four and five stories to complement the scale and architecture of the existing campus. The approach helped subtly integrate the taller five-story structure that was designed to maximize density and take advantage of the surrounding views of the newly acquired wooded areas and sightlines of the Atlantic coastline.
  • The exterior and interior color and materials palette create a sense of continuity between the remodeled areas of the community and the new additions.
  • The interior design plays a key role in communicating the vibrancy of the community—attracting new residents and enticing existing residents to explore.
  • Remodeling initiatives in SN and AL created modern amenities and neighborhood settings similar to those being integrated into new households.
  • The overall interior design evokes a coastal elegance with a palette of soft neutrals and soothing blue tones. A variety of textures and patterns create visual interest. Art, accessories and light fixtures add signature details creating focal points and making each amenity space a distinct destination.
