The best of multifamily and mixed-use development strategies reinvigorate a well-established senior living community.
CHALLENGE:
In anticipation of impending competition in the Jacksonville market, Fleet Landing wanted to implement campus enhancements to leverage its 30 years of success and maintain its position as the premier senior living option. The scope included the addition of independent living apartments as well as supportive living units to uphold the community’s reputation for delivering highly-rated healthcare and updated amenities.
HIGHLIGHTS:
- AG worked with the team to carefully evaluate options for a fully developed site with little room for expansion.
- The purchase of an adjacent wooded area and vacated shopping center allowed the team to adopt strategies from walkable urban environments to integrate the desired housing components, elevate the amenity offering and enhance the overall resident experience.
- The existing campus had two commons area structures with no physical or visible connection and duplicated amenity offerings. This configuration created staff inefficiencies and limited mobility for residents, which hindered the desired active lifestyle.
- The innovative walkable urban environment solution accommodated additional independent living apartments without dedicating a new commons specifically to that development.
- The de-centralized commons solution—adding a centrally located 12,000-sq.ft. dining destination called Main Street and reorganizing amenities in the Windward and Coleman buildings—created greater visual and physical connectivity for the entire campus, while providing a greater sense of unity and community between new and existing residents.
- Activated pedestrian walkways with a combination of active and passive resident amenities thoughtfully connected these distinct destinations.
- Main Street provides a centrally located dining hub for the entire campus, including a marketplace, bar and restaurant-style venue.
- Coleman Center was maintained as the hub of campus support. It features administrative offices, resident resources, and a well-established dining area. Remodeling concepts focus on maximizing the sweeping lake views.
- Windward Commons was reprogrammed to be a destination for wellness and education, including a performing arts center; a state-of-the-art fitness area with multiple fitness classrooms, studio space and a large equipment area; an aquatic center, with activity pool, hot tub and resistance pool; and space allotted for art and continuing education.
- By eliminating the dining components in this building, the kitchen area was repurposed to support catering for the expanded performing arts center which was enlarged and reoriented to be more suitable for campus-wide activities.
- An activated pedestrian walkway with a combination of active and passive resident amenities connects these distinct commons destinations, improving resident accessibility and engagement.
- The thoughtful planning supports unity and eliminates a new vs. old and us vs. them mentality among new and existing residents.
- The repositioning effort brings the best of multifamily and mixed use development strategies to the heart of a well-established senior living community. The additional units bring financial strength to the organization. The new amenities and services meet the desires of the next generation of seniors, offering an increased number of fitness options and flexible dining to enhance well-being and the overall resident experience.
