The introduction of a modern multifamily development provides this suburban community with a new residential offering.
After years of farming the land and creating a strong community connection via a country store, this first-time developer wanted to introduce a modern multifamily development to provide the community with a new residential offering on a main thoroughfare in Muskego, Wis.
HIGHLIGHTS:
- The site posed challenges due to the wetland areas and ponds, but the design team took advantage of these site conditions to enhance unit views and promote these features as natural amenities.
- The master plan separates the development into two buildings that are sited to create a welcoming entry and frame a centralized club house.
- First floor units with street facing walk-ups along the main thoroughfare of Janesville Road take advantage of existing pedestrian paths and bike lanes to create a strong connection to the community.
- The courtyard design enhances the natural terrain, and the apartments were configured to maximize views in multiple directions.
- While the building vernacular throughout Muskego is more traditional, the developer wanted to infuse the community with a more modern aesthetic and create a distinct presence on this main thoroughfare.
- The developer wanted a light and bright building, so white fiber cement panels were specified and paired with white metal panels. A natural colored brick was introduced to blend the contemporary look with the traditional vernacular of the area. The façade is accented with a wood look panel.
- Additional steps in the exterior design were created to allow for middle units to have a corner window and access to additional light (more than a typical non-corner unit).
- Due to the location along a major thoroughfare (Janesville Road) higher STC rated windows were specified to reduce traffic noise from penetrating the units. The developer wanted to create quiet living spaces.
- Deep overhangs define and wrap the corners of the building creating a strong edge.
- Community spaces include: a roof deck outdoor space, a lower level club room with a kitchen and living area as well as a leasing office.
- The roof deck outdoor space is a unique feature of the building that overlooks the wetlands. Individual units that open to this roof space were given large decks to enhance their outdoor living space.
